Hurghada is not like the North Coast or Ain Sokhna: it is a city that lives on tourism all year, and the Red Sea stays warm even in winter. This guide is built on the 14 units we currently list in Hurghada, across two projects: Majra in Hurghada and Il Bayou in Sahl Hasheesh. Every number here comes from a listing published on our site, not from a general market estimate.

Hurghada, the North Coast or Ain Sokhna?

Before comparing projects, compare the areas against how you will use the home:

  • The North Coast is a summer destination, and most people drive there.
  • Ain Sokhna is the closest to Cairo, so it works for weekend breaks.
  • Hurghada is the furthest from Cairo by road, and many people reach it by air through Hurghada International Airport. But the sea is swimmable most of the year and the city has steady foreign tourism, which opens up winter rentals, not only summer ones.

In numbers from our listings: the median chalet price per m² is about EGP 69,600 in Hurghada (10 chalets), about 63,000 in Ain Sokhna and about 134,000 on the North Coast. A Hurghada chalet is priced close to Sokhna and at roughly half the North Coast price per metre.

⚠️ A note on honesty: this stock comes from two projects only, so it is an indicator, not an average for the whole Hurghada market. Prices are listing prices; the final price and availability are confirmed with the developer before any booking.

Majra: the lowest entry point on the Red Sea

Majra is by Prime Developments in Hurghada. The developer says it is about 10 minutes from Hurghada Airport and 20 minutes from El Gouna, with a private beach and golf carts inside the resort. The payment plans in our listings: 10% down over 4 years, 15% over 5, or 20% over 6.

Watch the spread inside the project itself: Majra's price per m² ranges from about 62,000 to 115,000, and that gap usually comes from the unit's position and view. Ask where the unit sits on the plan before comparing totals. ⚠️ The project page on Property Finder says stock may be close to selling out, so confirm availability before any step.

Il Bayou: Sahl Hasheesh from the developer of Armonia

Il Bayou is by The Land Developers (TLD), the developer of Armonia in the New Capital, in Sahl Hasheesh, south of Hurghada. The developer says it is about 350 metres from the sea, with chalets and townhouses designed around lagoons. The payment plan in our listings: 15% down and up to 6 years of equal instalments.

Before you book in Hurghada

  1. Confirm availability first. Red Sea projects sell in phases, and a listing can run ahead of the update.

  2. Ask for the unit's position on the plan and its actual distance to the sea, not the project's.

  3. Ask about maintenance charges and the rental management scheme if you plan to rent it out: who runs it and what share they take.

  4. Get the handover date and finishing level written into the contract.

  5. If you are buying from outside Hurghada, count the travel cost (flights or driving) of every visit, because it is part of the cost of using the home.

  6. Compare the total amount paid in cash and on instalments. Our down-payment and instalment guide walks through the calculation.

Frequently asked questions

Is a Hurghada chalet cheaper than one on the North Coast?

In our listings, yes: the median chalet is about EGP 69,600 per m² in Hurghada and about 134,000 on the North Coast. But the North Coast is closer by road for most Cairo residents, so a fair comparison includes travel time and cost.

Does Hurghada work for rental income?

Hurghada is a tourist city that operates all year, which gives a chance of winter rentals too. But returns depend on the unit's position and the management scheme, so ask the developer for the rental programme in numbers before you base a decision on it.

What is the lowest entry price in Hurghada?

The cheapest unit we list is a 64 m² studio at Majra for EGP 4.28 million with 10% down. The cheapest two-bedroom chalet is 113 m² at Il Bayou for EGP 8.04 million.
