Ain Sokhna is not a cheaper alternative to the North Coast. It is a different market entirely, and buyers who apply North Coast logic to it pay for the mistake twice: once on price, and once on how few times they actually use the unit.

The difference is not distance or beach quality. It is season length.
The North Coast season runs two to three months, June through September. Sokhna's climate allows near year-round use: mild winters, hot but manageable summers, and under two hours from Cairo.

The practical takeaway: if you want somewhere to go on an ordinary weekend, Sokhna is the answer. If you want a dedicated summer destination, the North Coast fits better. The question is not "which is better" but "how many times will you actually go per year?"
Sokhna is not one area. It is three distinct zones:
Closest to Cairo and the most in demand for frequent use. This is where the established, fully operational resorts are, and that matters: the services already work rather than being promised in a brochure.
The newest and highest. Projects here are built into the mountain slope, so views are panoramic over the Gulf of Suez, and layouts are usually terraced so more units see the sea. Prices are higher, and the infrastructure is newer.
The furthest and quietest, with the lowest entry prices. Suited to buyers who value privacy over proximity.

This is the question that surprises first-time buyers most, and the information that saves them the most money.
A 120 m² chalet does not have one price. The gap between the cheapest and most expensive unit of the same size can exceed 30%. The reasons:

Sokhna is among the most flexible areas for payment terms, and its down payments are among the lowest in the Egyptian market.
What to watch for: a very low down payment with a long instalment plan usually means a higher monthly payment and a higher total price. A larger down payment opens room to negotiate. There is no universally best plan, only the one that matches your liquidity.
1. Buying on total price without calculating price per metre. Two similar totals can hide a large difference in value.
2. Ignoring annual maintenance. It is a percentage of unit value, paid yearly, and belongs in your calculation from day one.
3. Relying on the render alone. Ask for a site visit, and if the project is under construction, ask to see a delivered phase by the same developer.
4. Not asking about built-up ratio. A project with a 13% built-up area is a completely different experience from one at 40% at the same price.
5. Buying "on the sea" without asking about access. Some projects are separated from the beach by distance or a road, and the photograph will not show it.
How far is Sokhna from Cairo? Under two hours via the Cairo to Suez road, varying by corridor. The early kilometres are closer; the Galala zone is slightly further.
Is Sokhna better for investment or personal use? Both, and that is what distinguishes it. Its extended season spreads rental yield across more months, and its proximity to Cairo makes personal use realistic rather than seasonal.
What is the minimum entry price? Units currently on offer start from roughly EGP 1,290,000 for a one-bedroom chalet, rising with project, corridor and view.
Is buying from the developer better than the secondary market? Buying from the developer gives you long payment plans, a warranty, and an early-phase price. The secondary market gives you a ready unit for immediate handover and sometimes a negotiable price. It depends on whether you can wait.
Is maintenance a one-off payment? It is usually annual, as a percentage of unit value, though some projects collect an upfront maintenance instalment at contract. Ask for the figure in pounds, not just the percentage.
