If you earn in dollars, euros or riyals, Egyptian property works differently for you than for a local buyer. Here is what actually changes: the maths, the legal steps, the remote process, and where your money goes furthest.
If you live outside Egypt and are thinking about buying property back home, you are in a different position from a buyer living in Cairo. Not a slightly different one. A structurally different one, and most guides never explain why.
This guide covers what actually changes for you, written for someone who earns in a foreign currency and cannot fly in every month.
A local buyer earning Egyptian pounds sees a long payment plan as a burden stretched over years. For you, it is the opposite.
When you pay instalments in a currency that has historically depreciated against yours, every year you wait, the remaining balance costs you less in your own currency. An eight-year plan is not eight years of pressure. It is eight years of a fixed nominal amount becoming progressively cheaper for you.
The practical consequence: while a local buyer might stretch to pay cash for a smaller unit, you are usually better off taking the longest plan available on a larger unit. The instalment schedule is the tool, not the obstacle.
This is not a prediction about future exchange rates. It is an observation about how instalments in a second currency behave, and it is the single biggest difference between your position and a local buyer's.

A note on Sokhna specifically: its season runs all year because of the distance from Cairo, so rental income spreads across more months even if the nightly rate is lower than the coast. For someone who visits twice a year, that matters more than peak-season rates.
If you hold Egyptian nationality, including dual nationality: yes, with the same rights as any resident. There is no separate category and no additional restriction on residential property.
If you are a foreign national, ownership is permitted with conditions that vary by property type and location, and certain areas carry additional requirements. This is the one section where you should confirm the current position with a lawyer before signing, because the details shift and a general article is not the right source for a legal commitment.
This is the part most buyers worry about, and it is more routine than it sounds.
Power of attorney. You appoint someone in Egypt to sign on your behalf. It is issued at the Egyptian consulate in your country of residence, then authenticated in Egypt. This is the standard mechanism and developers deal with it constantly.
Remote reservation. Most developers accept a reservation with a transfer and a scanned ID, holding the unit while paperwork completes.
Virtual viewing. Renders, video walkthroughs and live video from the site. Ask specifically for a live video call from inside the actual unit or floor, not the marketing render. The difference between the two tells you a great deal.
Someone on the ground. Whether family or a broker, you need someone who can physically visit, verify progress, and collect documents.
One: the developer's delivery record on previous phases, not their promises on this one.
Two: the late-delivery penalty written in the contract, and the grace period before it applies.
Three: whether the price is fixed or subject to escalation.
Four: annual maintenance as a percentage, and when it becomes due.
Five: what exactly "finished" means for this unit. Fully finished, semi-finished and core-and-shell differ enormously in what you will spend after delivery.
Buying purely on renders. The render is the marketing. Ask for photographs of the current construction stage.
Choosing on price alone. A unit 40% cheaper that delivers three years later, in an area whose services are not built yet, is not cheaper.
Ignoring the floor and view premium. Inside the same project, floor, frontage, orientation and view create genuinely different prices. If you are buying remotely, you must ask which specific unit you are being quoted, not just the unit type.
Assuming rent will cover the instalments. It covers part of them. Build your plan on what you can pay without rental income, and treat rent as upside.
Using a broker tied to one developer. They will recommend their project regardless of whether it suits you.
Can I buy entirely remotely? Yes, through a power of attorney issued at the Egyptian consulate where you live. It is a routine process.
Which currency do I pay in? Contracts are in Egyptian pounds. You transfer foreign currency and it converts on receipt, so the effective cost in your currency depends on the rate on each instalment date.
What rental yield is realistic? It varies widely by area and unit type. Year-round destinations like Ain Sokhna spread income across more months than seasonal ones like the North Coast, even at lower nightly rates. Ask for actual figures from comparable units, not projections.
Who manages the unit while I am abroad? Some compounds offer rental management. Otherwise it is a private arrangement. Settle this before you buy, not after, because it changes which projects make sense for you.
Is it better to buy ready or off-plan? Ready means no waiting and immediate rental income, at a higher price. Off-plan means a lower entry price and a long payment plan, with delivery risk. For a buyer earning in foreign currency and not in a hurry, off-plan usually offers better terms.
